Free Home Energy Survey in Manchester: What to Expect

A free home energy survey is the first step for every job LAMTANS Engineering takes on in Greater Manchester. Before anyone talks about prices, one of our surveyors visits your home, looks at how it is built and how it is heated, and listens to what you want to change. This page explains what happens on the day, what we check and what you receive afterwards, so you know exactly what to expect.

Why we survey before we price

No two homes are the same. Two terraced houses on the same street can have different walls, different roof spaces and very different heating systems. A price given over the phone is a guess, and a guess usually changes once someone sees the property. We would rather see your home first and give you one honest figure that does not move.

A survey also protects you. Insulation, solar panels and heating upgrades all depend on the condition of the building. Damp, poor ventilation or an unsuitable roof need to be found before work starts, not halfway through it.

What happens on the day

We agree a time that suits you, including Saturdays. When the surveyor arrives they will:

  • talk through what you want to achieve, such as a warmer home, lower bills or a specific upgrade;
  • look at the walls, roof space, floors, windows and doors;
  • check your current heating system and hot water;
  • note any signs of damp, condensation or ventilation problems;
  • take photos and measurements so the recommendations are based on your actual home.

You do not need to prepare anything special. It helps if the loft hatch and the boiler are easy to reach, and if you have a recent energy bill to hand.

What we look at

The building fabric

Walls, roofs and floors lose heat in different ways. The surveyor checks whether your walls are solid or cavity, whether the loft is already insulated and to what depth, and whether floors can be insulated. This tells us which measures will make the biggest difference, such as loft insulation or wall insulation.

Heating and electricity

We look at the age and type of your boiler or heating system and at your roof's direction and shading if you are interested in solar panels. If a measure is not right for your home, we will say so.

Ventilation and moisture

Making a home more airtight without good ventilation can cause condensation. As a PAS 2030 and PAS 2035 business, we treat ventilation as part of the plan, not an afterthought.

What you receive afterwards

After the visit you receive clear recommendations and a written quotation for the work that suits your home. Nothing is booked until you are ready, and there is no pressure to go ahead.

If you may qualify for support, we will explain which government grants could apply and what the eligibility rules are. For privately funded work, finance options are available, subject to status.
